Tatvam Villas


This site in Gurgaon was originally prime agricultural land with gentle undulations as is typical of the wide spread residential layouts to be found in the vicinity. The challenge for Design Cell was to break from the conventional back to back placement of plots and add greater value to the property through innovative master planning. The original master plan underwent several modifications. After a series of design exercises, the client a leading developer, agreed to forfeit a fraction of the residential units, in order to create larger open spaces and thus achieve a better ambience. The built-open ratio within the development was rebalanced to carve out more green lungs. The plots were oriented towards the vehicular network on one face while the other opened into a landscaped green ribbon. Taking a cue from this the architect reversed the house plans orienting the house to the rear greens in place of the conventional road front. The advantages of this development were manifold. To begin with, the residences now overlooked a green bank instead of the backyards of other tenements. All passive and active recreational activities were made accessible a step away from the house unit without crossing a road. A walking circuit looped around each of these strips, forming an alternate pedestrian route across the site. Play lots were now securely ensconced and seating under pergolas and pavilions punctuated the stroll circuit. A confluence of the elements of nature was celebrated here with the use of landscape elements. The expanse of the sky was mirrored in a large, still water pool. Provisions for lamps to be lit during festivals were made in the niches of the 'wall of lights' and wind chimes were put up to break into a song with the slightest touch of the breeze. The earth was expressed as undulating mounds and in the terraces of the amphitheater.
